Peter Spain

Peter Spain’s career in real estate spans over 20 years. After graduating with a BS from Babson College in 1993, he returned to work full time in his families retailing business, Dollar Express, Inc. Peter’s primary responsibility was that of Vice President Real Estate, a position that included determining store locations, negotiating leases, sourcing and managing construction. In May of 2000, with over 120 stores in the Mid-Atlantic Region and sales of $200M annually, the company was sold to Dollar Tree, Inc.

After the sale of the company, Peter has led the “Spain Group” in the purchase and/or redevelopment of commercial properties in the Philadelphia metro market. From 2003 to 2016 the Spain Group realized over $9M in gains from the sale of real estate and continues to manage over $21M in assets.

While in spirit, always a retailer, after meeting Pete Staz in 2012.. Peter has a new found passion for multi-family development.

Pete Staz

Entrepreneur and Urban Developer, Peter Staz has over 19 years of experience in real estate. He has expertise in real estate development including ground up construction, property rehabilitation, re-positioning, and financing projects. Staz is skilled at originating, underwriting, executing and managing a variety of real estate transactions.

He co-founded Great Oak Capital, in 2001, which is a financial services company and owner and developer of investment real estate. In 2012 he founded Core Development with Peter Spain. Staz has developed both market rate and student housing projects, which a number of these transactions include private-public partnerships with ground lease arrangements. The company, its partners, and affiliates have been principals in over $100 million worth of real estate projects. Staz graduated from Ursinus College and earned his M.B.A. at Penn State Great Valley.

Ty Williams

As Residential Leasing/Property Manager, Ty brings extensive management experience to his position. Ty oversees a portfolio of assets located throughout Philadelphia and the surrounding suburbs. His experience includes management of residential, commercial and multi-use as well as rehab, lease-up, and stabilized properties. Ty’s background includes management, marketing, financial performance, and overall property operations.

Howard Savage

Howard Savage’s expertise began over thirty years ago. A graduate of the Temple University School of Business he began his career as a stock person within a well-known Philadelphia family business operating multiple retail chains (Spain’s Cards & Gifts and Dollar Express Stores). Mr. Savage grew with the Company and eventually became the Executive Vice President of Operations. His primary job was the oversight of Real Estate, Construction and supervising the various staff responsible for the day to day operations. That career came to an end in May 2000 when the Company was sold to Dollar Tree, Inc.

Subsequent to the sale, Mr. Savage transitioned to the day to day oversight of the Spain family real estate portfolio along with Peter Spain, which was not included in the sale. Jointly with Mr. Spain, Mr. Savage has redeveloped, sold and added new properties to an already substantial portfolio. While his roots and heart are in retail, Mr. Savage continues to grow and find new passion in real estate.
